Job Description Summary

The Associate Vice President (AVP) of Facilities Operations is a critical leader in the Facilities, Real Estate, and Planning Department. The AVP is responsible for senior-level oversight and development of strategic direction for the Facilities Operations (FO) group, which includes the Maintenance, Services, and Utilities departments. The FO group encompasses custodial, customer service, carpentry, fleet, events, grounds, lock shop, maintenance, warehouse, and utilities, with nearly 200 full-time staff members. The Reynolda Campus, Wake Downtown, and the extended campus physical plant portfolio total 5.6 million square feet. The AVP provides strong leadership and vision, which promotes an environment that is passionate about developing and retaining high-functioning team members who are focused on continuous improvement with the goals of operational effectiveness, efficiency, and safety in mind.

Job Description

Essential Functions:

  • Develops, modifies, and executes strategy for the operations group that aligns with university and departmental priorities.

  • Oversees operating budgets totaling $40M/year to achieve departmental and divisional goals.

  • Creates short and long-term plans for the continuous care and stewardship of WFU assets.

  • Cultivates a culture of trust, open communication, commitment, and accountability to drive departmental excellence.

  • Creates an environment that pursues continuous improvement and asset preservation through preventative maintenance and the development of automation tools to gain efficiencies and cost savings.

  • Provides development, mentorship, and growth opportunities for direct reports and others across the department to build a high-performing team with an excellent culture.

  • Recruits, retains, leads, advocates for a diverse workforce, and fosters a positive work environment where diversity is valued, respected, and celebrated.

  • Collaborates with university and divisional colleagues to develop initiatives that will realize year-over-year sustainability goals and financial savings goals.

  • Oversees the Facilities Condition Assessment Program and the Campus Design Technical Standards Program to promote the longevity of university assets through monitoring and early intervention of system issues.

  • Partner with business operations colleagues regarding budget, technical systems support, service levels, and metrics.

  • Provide oversight for resource optimization across the department with a commitment to fiscal conservancy and high performance.

  • Supports the Capital Projects Department with programming, designing, and installing building and infrastructure systems.

  • Leverages technical and operational knowledge to partner, create buy-in with key campus stakeholders, and move key initiatives forward.

Other Functions:

  • Represents Facilities, Real Estate, and Planning interests on cross-campus standard and ad hoc committees.

  • Delegates to and holds subordinates responsible for setting standards, goals, and plans in the best interest of our customers, facilities, and staff.

  • Develop metrics to monitor and measure success across all areas.

  • Upholds the principles of inclusiveness, diversity, dialogue, collegiality, respect, knowledge, integrity, learning, awareness, and responsiveness.

  • This position may be designated as essential personnel to support business continuity during campus emergencies, disasters, or other special needs as directed by management.   • Reports all safety matters to the Director of Environmental Health and Safety to maintain a safe and healthy work environment.

  • Other duties as assigned.

Required Education, Knowledge, Skills, Abilities:

  • Master's or Bachelor's degree in business, engineering, or related field plus a minimum of 15 years of experience in a similar environment with expertise in leadership, strategic visioning and planning, budget management and forecasting, and team building.

  • A proven track record of senior leadership (minimum 10 years) in a complex environment is required.

  • Extensive knowledge of leading maintenance, utilities, and/or services operations in a large organization with multiple sites.

  • Demonstrated experience managing operations of a large and complex environment with a focus on developing and realizing gains with respect to sustainability and energy programs.

  • Experience managing a diverse workforce and developing employees for future staffing needs through inclusive search and selection, succession planning, and internship/apprenticeship programming.

  • Ability to translate and present complex information orally and in writing to diverse audiences across the University landscape.

  • Strong collaboration skills with the ability to communicate across all group demographics, expertise, and functions.

  • Proficient in Word, Excel, PowerPoint, web-based applications, and video conferencing platforms.

  • Highly skilled in using business application software (ERP, Asset Management, etc).

Preferred Education, Knowledge, Skills, Abilities:

  • Professional certification(s) in engineering, architecture, project management, or Certified Energy Manager (CEM) and/or LEED accreditation.

  • Master's degree in a related field.

  • Understanding of HVAC, electrical, gas, water, and utility generation & distribution systems and the ability to oversee the design, construction, maintenance, and use of such systems.

  • Prior experience in a higher education setting with a residential campus.

Accountabilities:

Physical Requirements:

Physical activities include climbing, balancing, stooping, kneeling, crouching, reaching, walking, fingering, grasping, talking, hearing, and repetitive motions. Close visual acuity is required. The worker is subject to both inside and outside environmental conditions and must function in narrow aisles or passageways.
