GENERAL FUNCTION: Under minimal supervision Specialist works with borrowers, mortgage brokers, investors, title companies, attorneys, investors, insurers and real estate agents in an attempt to mitigate foreclosure/REO avoidance/losses. The specialist adheres departmental, investor, insurer and legal guidelines, and ensures attainment of company, investor and insurer goals. The specialist will determine, recommend and follow to conclusion, the most feasible option for the customer, investor and 5/3Bank. Position has direct impact to Bank losses in excess of $200 million annually.

Responsible and accountable for risk by openly exchanging ideas and opinions, elevating concerns, and personally following policies and procedures as defined. Accountable for always doing the right thing for customers and colleagues, and ensures that actions and behaviors drive a positive customer experience. While operating within the Bank's risk appetite, achieves results by consistently identifying, assessing, managing, monitoring, and reporting risks of all types.

DUTIES & RESPONSIBILITIES:

  • Partners with Supervisor to train, coach and develop other Loss Mitigation personnel.
  • Assists the Supervisor with daily workflow management.
  • Responsible for decisioning workouts with appropriate approval authority.
  • Acts as 5/3 Bank Representative at community outreach events designed to prevent foreclosures.
  • Could be called to coordinate team meeting and drive special projects and initiatives (i.e. technology upgrades, process improvement, etc.).
  • Analyze the borrower's financial statements, tax returns, credit reports, etc.
  • Pre-approves and negotiates workouts.
  • Prepares settlement documents and approval forms.
  • Knows and explains workout options.
  • Researches accounts.
  • Quotes reinstatement amounts, payoffs, and sets up repayment plans.
  • Receives and routes proceeds checks.
  • Receives and routes all completed deals and ensures compliance with established procedures.
  • Processes foreclosure holds & requesting foreclosure sales are stopped.
  • Corresponds with borrower on deal approvals or denials.
  • Facilitates contract negotiations in the sale of Real Estate in accordance with Bank guidelines.
  • Provides extensive loss analysis and recommendations for loan workout.
  • Assists in the control of company expenses related to foreclosure and the repossession of collateral.
  • Arranges for contractual services relating to property inspections, appraisers, real estate agents, etc.
  • Reviews and analyzes title searches, asset searches, and customer records.
  • Collection/demand calls to borrowers and brokers as required.
  • Ensure system is properly updated for bank monthly reporting.
  • Perform other duties as assigned by the management team.

KNOWLEDGE & SKILLS REQUIRED:

  • High School diploma or equivalent.
  • Minimum 3 years Collections or Default experience.
  • Excellent oral and written communication skills.
  • Must be able to work in a team environment to interact well with employees and customers.
  • Intermediate experience Microsoft Word and Excel and Outlook.
  • Excellent verbal and written communication skills.
  • Understanding of debt collections and default servicing procedures (bankruptcy / escrow/ foreclosure / REO).
  • Ability to evaluate a customer's situation without judgment.
  • Ability to review, report and understand delinquency reporting as well as performance metrics.
  • Ability to train and coach new department employees.
  • Excellent customer service skills with both external and internal customers.
  • Required to know & adhere to FDCPA / Privacy Act / state laws as well as other bank policies and investor requirements.
  • Ability to explain all workout options within investor/insurer guidelines and know requirements of each one.
  • Extensive experience analyzing financial statements, tax returns, credit reports, home appraisals, title searches, real estate listing, purchase agreements and other documents to evaluate a pre-foreclosure remedy.
  • Extensive knowledge of investor reporting.
  • Strong organizational skills and attention to detail.
