Hennepin Healthcare is an integrated system of care that includes HCMC, a nationally recognized Level I Adult Trauma Center and Level I Pediatric Trauma Center and acute care hospital, as well as a clinic system with primary care clinics located in Minneapolis and across Hennepin County. SUMMARY:

We are currently seeking a casual Facility Director to join our team. This role will work as needed.

Purpose of this position: Under minimal direction, performs work of moderate difficulty in the management and coordination of construction projects for new facilities and renovation of existing facilities; in the management and coordination of facility programming and preliminary planning in the management and coordination of county environmental services, OR in the management and coordination of facilities operations, maintenance, and preventive/corrective maintenance. NOTE: Some positions may have responsibility for job functions in more than one of the focus areas

RESPONSIBILITIES:



  • Direct and manage the oversight of Facility Managers and Facility Supervisors
  • Manage and provide technical services and coordinate daily operation functions
  • Administer, manage, coordinate, and evaluate preventive maintenance programs campus wide and at the off-site clinics
  • Administer, develop, revise, and monitor the work order program (Archibus System)
  • Manage and maintain the Facilities Asset and Operating budget
  • Administer, manage, and monitor maintenance contractors and vendors
  • Manage and provide technical services for implementation of the memorandum of understanding with energy-providing partners
  • Oversight and manage the collection, storage, shipping, and documentation of hazardous waste and pharmaceutical waste
  • Oversight of the annual compliance of regulatory permits
  • Ensure proper documentation for Joint Commission/CMS and all other AHJ compliance records
  • Ensure that performance reviews are completed with proper constructive work evaluations and submitted to HR on time


Construction



  • Manage and provide technical services and coordinate construction projects for new facilities and/or remodeling and repair of existing facilities
  • Administer consultant contracts and monitor consultant performance as related to project development and implementation
  • Coordinate development, review, and approval of architectural program requirements, project design, and construction contract documents to assure satisfaction of program and quality requirements
  • Prepare project budgets and cost estimates
  • Evaluate construction-related bids and make recommendations for contract awards
  • Manage project funding, consultant's statements for services, certificates of payment, change orders, and other contract sums
  • Monitor construction, advise consultants, and inform user department(s) of changes affecting quality, completion date, and cost
  • Review inspection, testing, and other construction reports
  • Prepare summaries of project status, coordinate final completion, and assists in development and execution of punch list items and final inspection
  • Incorporate sustainable guidelines throughout project development
  • Assist in developing feasibility studies, cost studies, and technical specifications for design, construction, operation or maintenance modifications of facilities
  • Maintain construction HHS standards as needed


Mechanical/Electrical



  • Manage and provide technical services on mechanical/electrical engineering projects and/or related services
  • Administer consultant contracts and monitor consultant performance as related to project development and implementation
  • Prepare project budgets and cost estimates
  • Coordinate development and review of mechanical/electrical systems, program requirements, and project design and construction contract documents to assure satisfaction of program and quality requirements
  • Evaluate bids for construction or renovation and make recommendations for contract award
  • Manage project funding, consultant's statements for services, and certificates of payment, change orders and other contract sums
  • Review inspection, testing and other construction reports
  • Monitor construction, advise consultants and review their recommendations, and user department(s) of changes affecting quality, completion date and cost
  • Prepare periodic summaries of project status, coordinate final inspection and assist in development and execution of punch list items and final completion
  • Coordinate selection and purchase of equipment, delivery and installation
  • Develop feasibility studies, cost studies and technical specifications for design, construction, operation or maintenance modifications of facilities
  • Incorporate sustainable guidelines throughout project development


Interior Design



  • Prepare interiors project budgets and cost estimates
  • Coordinate development and review of interior design and associated documents to assure satisfaction of program and quality requirements
  • Review consultant recommendations for materials, equipment and furnishings, evaluate bids for interiors projects and make recommendations for contract award
  • Establish standards of quality for interior materials, finishes, furnishing and related
  • Manage interiors project funding, consultant's statement for services, certificates of payment, change orders and other contract sums; attends scheduled interiors project progress meetings, periodically visits the project site and observes the work activities and monitors changes affecting quality, cost and schedule
  • Monitor the work activities and monitors changes affecting quality, cost and schedule
  • Prepare interior design project cost estimates, feasibility studies and alternates involving space planning and utilization, furnishings, equipment, graphics, color and signage
  • Prepare periodic summaries of interiors project status, assist in development and execution of punch list work and final completion
  • Coordinate selection and purchase of furnishings and related equipment, delivery, and installation
  • Incorporate sustainable guidelines throughout project development


Environmental



  • Manage and provide technical (environmental) services on construction and remodeling contracts, including budget and federal and state reporting
  • Develop and manage the Operations and Maintenance program for asbestos, mold, lead, and any other health & safety issues required by state and federal mandates
  • Oversee abatement or other environmental contracts and review reports
  • Evaluate environmental service-related bids and make recommendations on contract awards
  • Prepare and manage environmental project cost estimates
  • Maintain the inspection and identification of asbestos and lead containing materials in Hennepin County facilities; develop and maintain database of locations
  • Maintain all state licensing requirements for Asbestos Management Planner, Asbestos Project Designer, Asbestos Inspector, and Abatement Supervisor
  • Oversee the underground storage tank and above ground storage tank program licensing and permitting
  • Manage all aspects of environmental and health & safety requirements for the department
  • Maintain NPDES permitting program for Property Services

QUALIFICATIONS:

Minimum Qualifications:



  • Bachelor's degree in an academic area related to position specialization (Architecture, Engineering, Environmental Design or Interior Design)
  • Five years' approved experience related to the area of specialty
