Associate Facilities Project Manager
Reports to:
Sr. Project Manager (Primarily), Account Director, Facility Manager(s), direction from client.

Project Management Responsibilities:
Execute deliverables prescribed for facilities and campus projects and evaluate new project opportunities and develop estimates. Identify and propose solutions to any issues that may arise during project execution. Lead, assist, and or coordinate project team on projects and assignments. Proactively manage project related issues on account or assignment. Assist in developing scope, budget, and schedule execution for assigned projects. Conduct and provide meeting information on all weekly projects or other subjects. Verify, assure compliance, and direct priorities of contractors and sub-contractors. Demonstrated initiative-taking focus on meeting client and project requirements in a timely and cost-effective manner. Seeks guidance on decisions outside work scope but will mostly be independent on projects. Assures project and deliverables are clear and agreed upon with Client, Supervisor, Account Director, or Facility Manager(s) or accountable person(s). Assist with, assure, and or lead management of embedded contractor agreed upon services. All other duties and tasks assigned.

Administrative Support:
Maintain and enforce safety protocols or databases daily. Documentation-develop, change, and create where necessary for changing business needs and or requests from supervisor, accountable person(s). Enforce company and project policies while managing budgets and financial reporting throughout the project-will maintain and create work orders, safety paperwork and communication where needed. Develop and maintain project budgets, schedules, and scopes of work. Coordinate with owners, architects, engineers, and subcontractors to ensure seamless project execution. May assist or lead overall project management team assigned database, CMMS, or other digital management.

Education/training:
Bachelor's degree preferred in Business, Architecture, Engineering, or Construction Management. Relevant certifications and or 3-7 years demonstrated facilities experience (Mechanical, Electrical, Plumbing, building envelope, commercial and or industrial building science, etc.) could be considered in lieu of education.

Years of relevant experience:
3-7 years of facilities experience and working knowledge of the built environment and building systems (building envelope, HVAC, MEP, building envelop or building science). Experience in a manufacturing or large commercial environment is highly desired. Certifications or education could be considered in lieu of technical or project experience.
Skills and knowledge:
Strong people skills with the ability to interact with executive level internal & external clients. Organizational & detailed-oriented with the ability to prioritize and manage differing needs of the business or situations. Demonstrated intermediate-advanced with Microsoft Office products (Excel, Word, Power Point), experience with Corrigo or another CMMS a plus. Interpret and analyze project drawings, specifications, and other technical documents. Excellent organizational, supervision, decision-making, and critical thinking skills. Demonstrated-thorough knowledge of estimating, project management/sequencing, and the commercial/industrial/manufacturing-built environments. Must be able to multi-task, self-start, and be flexible to changing needs. Collaborate with a team and independently.

Certifications/licenses:
PMP, CFM, FMP, or other facilities relevant accredited certifications are a plus, but not required.
Physical work requirements and work conditions:
On-site office environment, scope walks with contractors in equipment yards, roofs, campus, etc. Job requires changes in building location and reporting to multiple local Indianapolis facilities on an as needed basis. Reliable transportation is necessary. Require frequent walking, standing, and climbing ladders. May have durations of inclement weather exposure.
FLSA Status:
Exempt, first shift Monday-Friday. Although rare, this position may require staying late, arriving early, and or limited hours on Saturday or Sunday depending upon project needs. These are pre-determined scheduled in advanced type scenarios.
