The Sr. Asset Manager, under the direction of Asset Management, oversees the operations of affordable rental housing communities owned by Community HousingWorks, its affiliates and its partnerships. This position requires the ability to provide high-level asset, financial and project management, administrative services, directing the third-party management personnel and mutual objectives, independent management of varied duties, and the ability to provide clear feedback to the Director. The objectives and responsibilities of the Senior Asset Manager encompass those of the Asset Manager, with the addition of mentoring assigned subordinates such as Asset Managers or future Associate Asset Managers or analysts. This position will also oversee more specialized and complicated tasks than the Asset Manager as assigned by the Director of Asset Management.
Role & Responsibilities:


  • Independently monitor the activities of property management firms responsible for the daily operations of the properties, and report significant information to director.
  • Identify, evaluate and recommend capital improvement and replacement projects in the agency's operating portfolio, including potential energy efficiency retrofits.
  • Manage LIHTC (low-income housing tax credits) capital accounts through annual analysis and exit tax projections; exit limited partner
  • Collaborate with development and finance teams to identify opportunities for rehab and re-syndication. Work with multifamily team to accomplish goals for portfolio, new construction and acquisitions. Establish a feedback loop with the real estate development team to capture learnings from portfolio investigations.
  • Represent CHW's ownership concerns and coordinate with property managers, project managers, accountants, architects, attorneys, and other development team members to ensure that lease-up, marketing and outreach and maintenance of waiting lists are handled in accordance with the management plan, CHW policies, and all regulatory requirements and, that goals for development are met on time.
  • Work collaboratively to create and refine reporting procedures, database and other informational systems to collect data, track projects, enhance communication and distribute to department and greater asset management team.
  • Determine and execute repositioning plans for the portfolio of properties. This could include investor exits from properties, refinancing of existing loans and agreements and the oversight of capital projects related refinancing or other proceeds secured for the property.
  • Participation, preparation and review of schedules in the annual audit process for the properties including the preparation of residual receipts calculations.
  • Review and analyze monthly property financial statements for reporting to the Asset Management Director and Vice President, CEO, CFO, Board, as requested.
  • Review annual operating budgets to insure implementation of multi-year plans and coordination with property management.
  • Represent CHW to all stakeholders-partners, lenders, property managers, vendors and residents and community members, with an above average level of understanding, and supporting our mission, vision and values.
  • Create asset management plans for CHW's operating portfolio
  • Perform site inspections and oversee physical risk management
  • Oversee the creation, collection, and maintenance of physical specifications with the goal of maintaining the integrity of the original designs, while updating and greening the product.
  • Lead and perform due diligence on proposed new acquisitions, and make recommendations to the senior vice president on new acquisitions, and projects.
  • Leads the oversight of construction management on acquisition rehabs.
  • Leads and monitors the third-party property management company in the performance of lease-ups in both new construction and occupied rehabs.
  • Completes other tasks as assigned related to real estate asset management, policy development, budgets, planning, maintenance of records and systems and administration.


Education and Experience:


  • Minimum of eight years progressive experience in: real estate asset management, property management, or affordable housing development.
  • Experience with affordable multifamily and LIHTC required.
  • Experience overseeing properties within a management company role desirable.
  • Bachelor's degree in Business, Management, Finance, Planning, Real Estate, or any other fields. Graduate degree highly preferred.
  • Experience in audit and tax return reviews related to property performance.



Physical Abilities:
The physical abilities to perform tasks may require prolonged sitting, standing and/or moving.
Moves throughout the office spaces, outdoor spaces and building to access areas of resident services.
Moves equipment weighing between 20-35 pounds without assistance. Moves more than 35 pounds with assistance.
Moves through outdoor spaces of varying levels and textures including uneven ground. May have to move around active construction sites and follow the site-specific safety protocol.
Work Environment:
The noise and climate level in the work environment varies depending on the work site, including outdoor work environments. Reasonable accommodations may be made to enable individuals with different abilities to perform the roles and responsibilities of this position.
This role requires working at different sites and in areas at varying degrees of distance.
Compensation
It may vary based on skills, experience and qualifications
$132,400 - $149,600
