Position Title: General Manager

Position Summary: The General Manager serves as the senior executive leader of a diverse portfolio, including two small commercial buildings totaling 210,000 square feet and several retail properties. This role is responsible for achieving optimal financial performance, tenant satisfaction, and operational excellence across all assigned assets while providing strategic leadership and oversight.

Essential Duties and Responsibilities: Portfolio Leadership:
  • Lead day-to-day operations of two commercial buildings (210,000 sq ft combined) and multiple retail properties

  • Develop and implement strategic management plans for each assigned asset

  • Ensure compliance with all JLL policies, procedures, and client requirements

Financial Management & Reporting:
  • Oversee monthly financials for one building, including income statements, cash flow analysis, and variance reporting

  • Direct real estate tax assessments, appeals, and payment processes

  • Supervise CAM (Common Area Maintenance) reconciliations and tenant billing

  • Lead annual operating and capital budget development with quarterly reforecasting

  • Analyze financial performance and provide strategic recommendations for revenue optimization

Tenant Relations:
  • Ensure high tenant satisfaction through proactive communication and service delivery

  • Oversee tenant improvements and manage move-in/move-out processes

  • Handle escalated tenant service requests and lease-related concerns

  • Conduct regular tenant meetings to address operational needs and maintain strong relationships

Operations & Facilities Leadership:
  • Direct building maintenance, repairs, and capital improvement projects

  • Lead vendor relationships and service contracts to ensure quality and cost-effectiveness

  • Ensure compliance with safety regulations and emergency procedures

  • Oversee building systems and coordinate with engineering staff

Required Qualifications:
  • Bachelor's degree in Business Administration, Real Estate, or related field preferred

  • Minimum 5+ years of commercial real estate or property management experience

  • Strong financial acumen with experience in budget preparation and financial reporting

  • Proficiency in property management software, MS Office Suite, and financial analysis tools

  • Excellent communication and interpersonal skills

  • Industry certifications (RPA, CPM, ARM) preferred

Key Performance Indicators:
  • Achievement of NOI and cash flow targets

  • Tenant retention rates and satisfaction scores

  • Budget variance management and accuracy of financial forecasting

  • Timely completion of CAM reconciliations and financial reporting

  • Successful management of capital projects within budget and timeline

This position offers the opportunity to lead a diverse commercial real estate portfolio while building strong client and tenant relationships in a dynamic market environment.

Estimated compensation for this position:

150,000.00 - 192,500.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
