UDR, Inc. and its affiliated companies are seeking a Senior Business Manager to join our team supporting our Area 3 market, based out of Breckenridge in Madison, TN.

GENERAL SUMMARY OF DUTIES: Responsible for the efficient operation of the assigned community(s) under the direction of the Community Director, General Manager or Regional Manager. On a daily basis, the Sr. Business Manager oversees the tasks associated with the operation of the community collections, community documentation, resident services, renewal administration, administration and actions to ensure compliance with all applicable laws and company policies. Must manage a Business Manager who will handle the non-exempt job functions under the Senior Business Mangers guidance.

ESSENTIAL FUNCTIONS:



  1. Ensure that the Business Manager aggressively collects rent, utility payments, and fees to reduce delinquency and bad debt write-offs.
  2. Provide assistance to Regional Manager and/or Community Directors in reviewing and making Kronos timekeeping records for the associates the DM assigns them to.
  3. Work in conjunction with the Regional Manager, General Manager and Community Directors to make sure that the financial goals are met.
  4. Enforce all policies and procedures. Maintain compliance by ensuring all community records (leases, addenda, reports, etc.) are maintained in accordance with all legal requirements and Company policies and/or procedures before sending to Community Director for final approval.
  5. Approve credit/criminal applications in OneSite.
  6. Manage renewal workflow and approve the renewals in OneSite.
  7. Oversee and/or administer renewal workflow including distribution and approval of renewals, tracking progress of pending renewals, and recommending renewal execution strategy to Community Director.
  8. Execute renewals in OneSite and manage distribution of pending renewals to leasing team.
  9. Sign leases in Onesite and/or on the actual lease paperwork for the Community Director(s) as requested.
  10. Research and prepare reports, memos, letters, resident correspondence, and other documents using word processing, spreadsheet, database, or presentation software at the direction of the Community Director.
  11. Assist the Community Director with oversight of the customer service needs for the community if applicable.
  12. Oversee and ensure that rent payments are posted to the property database.
  13. Responsible to ensure that the Business Manager will calculate, approve, and send timely and accurate processing for all resident FAS upon move-out and that all fees and charges are properly documented.
  14. Complete administrative tasks associated with site operations, including accounting and financial reporting, making bank deposits, reconciling resident accounts, and performing other clerical tasks assigned.
  15. Ensure timely administration of collection files each month.
  16. Oversee the Preparation of timely and accurate documents and files for eviction proceedings. Prepare resident legal notices using the company standard templates. Upon approval of notices, distribute to affected residents.
  17. Manage financial checkbooks for multiple communities or for a Service Team, if requested.
  18. Upon request may assist Regional Manager, General Manager or Community Directors manage the budgets and monitoring invoices for a district, area or community(s).
  19. Provide superior customer service to internal and external customers.
  20. Provide back-up coverage for all Business Manager duties and responsibilities.
  21. Responsible to ensure that utility changeovers are verified for move-ins and -outs verifying the transfer of the utilities into the customer's name.
  22. Provide backup as needed to assist and interact with walk-in prospects by showing the community and answering questions about the community, lease terms and local area if applicable.
  23. Assist with resident communication if needed.
  24. Develop, implement, and maintain a Customer Management system to maximize retention and optimize revenue growth by focusing on renewing and servicing residents throughout the lease cycle.
  25. Hire and train new staff and develop staff to maximize potential.
  26. Supervise direct reporting staff in accordance to overall company policy.
  27. Monitor staff performance including performance reviews and address performance problems through corrective action and dismissal.
  28. Approve time records and requests for time off.
  29. Assist direct reporting staff to address and resolve concerns or complaints involving job duties and job descriptions, performance standards, relations with coworkers, relations with supervisors and managers.
  30. Perform other duties as assigned or as necessary.


EDUCATION AND EXPERIENCE:



  1. Bachelor's degree, or equivalent experience, required.
  2. Minimum of three years' experience in residential properties, property management or related business operations is required.
  3. Experience in collections is required.
  4. Minimum of two to four years' management or supervisory experience is required.
  5. Experience in hotel properties, rental operations, or related upscale service business is preferred.
  6. OneSite software experience is preferred.
  7. Must have and maintain a valid driver's license unless otherwise noted.
