FCI Residential is a part of Florida Crystals Corporation's real estate division, which focuses on multi-family residential development in urban and in-fill areas. The real estate division currently has approximately 3,300 units in the development process throughout Florida. OVERVIEW Under the supervision of the Maintenance Supervisor and PropertyManagerthe Maintenance Technicianis responsible forgeneral maintenance repairs in the community. Specific duties include general maintenance, plumbing, HVAC, electrical,grounds,and appliance repairs. Will assist withthe makeready processand service requests. DETAILED ROLES & RESPONSIBILITIES Prompt and courteous handling of all resident service requests. Preparevacant apartmentsfor new residentsaccording to schedule. AssistMaintenance Supervisor with planning and conductingpreventative maintenance programs. Responsible for keeping neat,orderlyand safe workshop and storage areasandmaintainingan adequate inventory of parts and supplies. Perform general carpentry repairs. Maintain excellent curb appeal bymaintaining amenities,hallways, walkways, andall common areason a daily basis. Repair andmaintaincentral air conditioning equipment including draining,cleaningand filling cooling towers, pumps,fansand controls. Maintain,repairor replace air conditioning compressors. Maintain and repair appliances. Responsible formaintainingthe required property uniform andensuring a professional appearance anddemeanorat all times. Responsible for knowledge of company and community policies and procedures. Responsible for the care and maintenance of all equipment and supplies owned by the community. Complete required training courses either online or in person meetings. Follow all OSHA (Occupational Safety and Health Act) standards and company safety policies.Assistin the development and maintenance of safe working conditionsand take partofmonthly Safety Training.Report anyhazardous orriskliabilitysituations to the Maintenance Supervisor and Property Manager. ESSENTIAL CAPABILITIES (KNOWLEDGE, SKILLS, ABILITIES AND PERSONAL ATTRIBUTES) Honesty,Integrity,Competence,Professionalismand Drive Position is consideredphysically demanding. Must be able to travel independently within the communityandhave a valid driver's license and automobile insurance coverage at all times. Flexibility to work longer work hoursin order tofulfill jobdutiesincluding responding to after-hoursservice emergencies. ESSENTIAL WORK EXPERIENCES Formal training or experience in thefollowing areas: carpentry, light plumbing work, light electrical work, painting,appliance repair, pool maintenance, refurbishing and cleaning of HVAC systemsor an equivalent combination of experience and training. Willingness to pitch in and work in areas other thanstrictlyrepair maintenance, i.e., janitorial,groundsmaintenance, painting etc. Ability toassistthe Maintenance Supervisor, PropertyManagerand Regional Manager in his/her duties as needed. ESSENTIAL EDUCATION REQUIREMENTS High School diploma or general education degree (GED) is preferred English required (bi-lingual a plus) HVAC certification We are an equal opportunity employer.
