What this job involves -
The Operating Engineer will have a strong focus on operating, maintaining, troubleshooting and repairing facility equipment on all systems. Individuals are expected to demonstrate technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, Central Utility Plant Operations) and be multi-skilled in others in order to successfully complete daily/weekly work assignments.

Responsibilities Include but are not limited to:

* Maintain, troubleshoot, and repair mechanical, HVAC, and other building systems to ensure safe and efficient operation

* Conduct routine inspections and preventive maintenance of building equipment and systems

* Respond promptly to service requests, emergencies, and system malfunctions to minimize downtime and disruption

* Monitor and adjust building automation systems, including temperature, lighting, and energy management controls

* Coordinate with contractors, vendors, and service providers for repairs,

installations, and inspections

* Maintain accurate maintenance logs, records of repairs, and compliance

documentation

* Ensure all building systems comply with safety codes, regulatory requirements, and environmental standards

* Assist with renovation, construction, or retrofit projects as needed

* Monitor building security systems, elevators, fire alarms, and other safety equipment

* Support sustainability initiatives, energy conservation, and cost-saving measures across building operations

Qualifications & Requirements

* Education: High school diploma or equivalent required; associate's or technical

degree in building systems, engineering, or related field preferred

* Experience: 3-5 years of experience in building maintenance, facilities

management, or engineering

* Technical Skills: Strong knowledge of HVAC, electrical, plumbing, and mechanical systems; experience with building automation systems preferred

* Problem-Solving: Ability to troubleshoot and repair complex building system issues efficiently.

* Attention to Detail: Accurate documentation of maintenance activities, inspections, and repairs.

* Physical Requirements: Capability to lift heavy equipment, climb ladders, and work in confined spaces

* Communication: Effective verbal and written skills for coordinating with tenants, contractors, and management

* Safety Awareness: Knowledge of workplace safety practices, OSHA regulations, and emergency response procedure
